Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roof. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G1, C2 and H12 of the adopted South Oxfordshire Local Plan.

That the additional accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property, Kingcolt Cottage, as a single dwellinghouse, and shall not be occupied or used separately therefrom. Furthermore the building shall not be used for any commercial or business purpose whatsoever. Reason: To safeguard the character of the area and to comply with Policies H6 (Locations where new housing will not be permitted) and E9 (Working from Home) of the adopted South Oxfordshire Local Plan.

That the building hereby approved shall be a minimum distance of 5 metres from the base of the nearby tree (Hornbeam) and that the tree shall be protected in accordance with British Standard BS5837, details of which shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard trees which are visually important and to comply with Policy C16 of the adopted South Oxfordshire Local Plan.
