Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and C2 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development hereby approved, the existing trees that are situated in close proximity to the proposed new building, shall be protected in accordance with the requirements set out in British Standard 5837. Reason: To safeguard trees which are visually important in accordance with Policies G1, C2 and C16 of the adopted South Oxfordshire Local Plan.

That the first floor storage area shall be used only for purposes incidental to the enjoyment of the dwelling house and shall not be converted to living accommodation unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To secure the proper planning of the locality in accordance with Policy H6 of the adopted South Oxfordshire Local Plan.
