That having regard to the size and bulk of the replacement dwelling it would result in a cramped and intrusive form of development that would be harmful to the character and appearance of the area which is within the Chilterns Area of Outstanding Natural Beauty. Furthermore the proposal would have an overbearing impact on both neighbouring properties to the detriment of their residential amenity. As such the development would be contrary to the provisions of the Councils adopted South Oxfordshire Local Plan, particularly policies G1, G3, G8, C2 and H16 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft) particularly policies G1, G2, G4, H12 and C2.
