That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof of the garage building shall be of the same colour, type and texture as those used on the existing property, Cherry Croft Cottage. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls of the conservatory shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the appearance of the building is satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the ground floor of the garage building shall be retained as garaging and domestic storage and use as a boat store shall not be converted to habitable accommodation. Reason: To safeguard the character and appearance of the area in accordance with Policies G1 and H6 of the adopted South Oxfordshire Local Plan.

That no first floor accommodation above the garage, storage and workshop area shall be created. Reason: The use of the building separate from Cherry Croft Cottage would be contrary to Policies G1 and H6 of the adopted South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no new openings shall be constructed in the walls or roof of the development hereby approved. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H6 of the adopted South Oxfordshire Local Plan.
