Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That all the materials to be used for the external walls and roofs of the extensions shall be of the same colour, type and texture as those used on the existing building.
Reason: To safeguard the character of the existing building and of the area in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That the external walls and roof of the garage building shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before development/works commence.
Reason: To ensure that the appearance of the building is satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That development shall not begin until a specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.

That the first floor accommodation above the garage shall only be occupied and used in connection with and ancillary to the occupation and use of The Leaze as a single dwelling and shall not be used as separate residential accommodation or for any commercial or business purposes whatsoever.
Reason: The use of the building separate from The Lease would be contrary to Policies G1 and H6 of the adopted South Oxfordshire Local Plan.
That the ground floor of the garage building other than the summer house/games room, shall be retained as garaging and domestic storage and shall not be converted to habitable accommodation.
Reason: The conversion of the ground floor to habitable accommodation, together with the accommodation permitted at first floor would be tantamount to the creation of a new dwelling in the open countryside that would be contrary to Policy H6 of the adopted South Oxfordshire Local Plan.
