Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That all the materials to be used for the external walls and roofs of the building shall be as specified on the submitted plans. Reason: To secure a satisfactory appearance and protect the character of the Area of Outstanding Natural Beauty in accordance with Policies G1 and C2 of the adopted South Oxfordshire Local Plan.

That the first floor accommodation shall only be occupied and used in connection with and ancillary to the occupation and use of Larchdown Farm as a single dwelling and shall not be used as separate residential accommodation. Reason: That the separate use of the building would be contrary to the Council's countryside and housing policies particularly C1 and H6 of the adopted South Oxfordshire Local Plan.

That the ground floor of the garage building shall be retained as garaging and domestic storage and shall not be converted to habitable accommodation. Reason: That the building is permitted on the basis of its use for purposes as specified in the application. Its conversion to another use is likely to be contrary to the Council's policies particularly C1, C2 and H6 of the adopted South Oxfordshire Local Plan.
