That, having regard to the size of the proposed two storey extension, its forward projection and the details of the gable at first floor, the proposal represents an unacceptable form of development that is out of keeping with the scale, design and form of the existing dwelling. The proposal would detract from the character and appearance of the existing building and would be detrimental to the visual amenities of the locality. As such, the proposal would be contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan, Policies G2 and H13 of the adopted South Oxfordshire Local Plan and BD1, BD7 and EX2 of the South Oxfordshire Design Guide.
