Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be usd for the retaining walls and surfacing of the driveway shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the landscape scheme as shown on the submitted plan reference 6379.1.C. shall be implemented during the first available parking season following the completion of the access works or within 12 months of the commencement of the development hereby permitted whichever is the earlier. Reason: To help to assimilate the development into its surroundings in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the existing pedestrian access and bridge shall be closed off and removed in accordance with the details of the submitted landscaping scheme following the first use of the vehicular access hereby permitted. Reason: In the interests of highway safety and convenience in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference 6379.1.C all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: In the interests of highway safety and convenience in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That the means of access between the land and the highway shall be formed laid out and constructed strictly in accordance with details to be submitted to and approved in writing by the Local Planning Authority before development commences. Such details shall include specifications of the structure/pipe/culvert works and the materials to be used. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
