Conditions / Refusal Reasons
That this permission shall enure for a period of no more than 5 years from the date hereof, at which time the development authorised by the permission shall cease to be authorised, the use of the site shall cease and the building (Unit 2) demolished and removed from the land within a period of 12 months from the expiry of the permission. Reason: The development is contrary to policies in the Development Plan, particularly G1, GB2, E3 and C1 of the adopted South Oxfordshire Local Plan, and G1, GB2, E3 and C1 of the South Oxfordshire Local Plan 2011 (second deposit draft) and planning permission is only granted in view of the special circumstances.

No use shall be made of any buildings on the site except that authorised for Unit 2, and that use shall be confined solely to the building in question. Reason: The use of the remaining buildings would be contrary to the Green Belt, employment, countryside and transportation policies in the Development Plan, and particularly G1, GB2, E3 and C1 of the adopted South Oxfordshire Local Plan, and G1, GB2, E3 and C1 of the South Oxfordshire Local Plan 2011 (second deposit draft)

With the exception of Unit 2, all other buildings on the site shall be demolished within a period of 12 months from the date hereof, the materials removed from the land and the land left in a tidy and orderly state. Reason: As the retention of the buildings would compromise the openness of the Green Belt and is out of keeping with the rural character of the surrounding land, contrary to policies GB2 and C1 of the adopted South Oxfordshire Local Plan and policies GB2 and C1 of the South Oxfordshire Local Plan 2011 (second deposit draft).

That the premises shall be used only for Class B1(b) or (c) and for no other purpose (including any other purpose in Class B1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order). Reason: To safeguard the character of the area, in accordance with policies G1 and C1 of the adopted South Oxfordshire Local Plan and policies G1 and C1 of the South Oxfordshire Local Plan 2011 (second deposit draft).

That the open areas outside the building shall be used for the parking of vehicles, access, manoeuvring, loading and unloading purposes only. No storage, industrial or other business use shall take place other than inside the building. Reason: To protect local amenities, and to preserve the openness of the Green Belt in accordance with policies G1, C1 and GB2 of the adopted South Oxfordshire Local Plan and policies G1, C1 and GB2 of the South Oxfordshire Local Plan 2011 (second deposit draft).

That notwithstanding the provisions of Article 3 of, and Class A of Part 2 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Class A of Part 2 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To safeguard the character of the area, in accordance with policies G1 and C1 of the adopted South Oxfordshire Local Plan and policies G1 and C1 of the South Oxfordshire Local Plan 2011 (second deposit draft).

Measures shall be put in place to safeguard the public against risk from electro magnetic radiation within 3 months from the date hereof, and the measures to be deployed shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: In the interests of public health, in accordance with policies G1 and G7 of the adopted South Oxfordshire Local Plan and policy E5 of the South Oxfordshire Local Plan 2011 (second deposit draft).

That notwithstanding the provisions of Article 3 of, and Classes A-D of Part 8 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes A-D of Part 8 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To safeguard the character of the area, in accordance with policies G1 and C1 of the adopted South Oxfordshire Local Plan and policies G1 and C1 of the South Oxfordshire Local Plan 2011 (second deposit draft).

No external lighting shall be installed on any of the buildings or at any other part of the site except in accordance with a planning permission obtained from the Local Planning Authority following the submission of a formal planning application. Reason: To safeguard the character of the area, in accordance with policies G1 and C1 of the adopted South Oxfordshire Local Plan and policies G1 and C1 of the South Oxfordshire Local Plan 2011 (second deposit draft).
