Conditions / Refusal Reasons
That prior to the first occupation and use of the extension to the Maplin building, provision for car parking shall be made in accordance with the drawing SL02/B subject to modification approved by the Local Planning Authority in writing to meet the needs of disabled persons.
Reason: In the interest of highway safety and convienience in accordance with Policy G11of
the adopted South Oxfordshire Local Plan.
That prior to the first occupation of any new building, provision for car parking associated with that building shall be made in accordance with drawing A (PL) 08 (12281) subject to modification approved by the Local Planning Authority in writing to meet the needs of disabled persons.
Reason: In the interest of highway safety and convenience in accordance with Policy G11
of the adopted South Oxfordshire Local Plan.
That provision for cycle parking shall be made prior to first occupation and use of the extension to the Maplin building and of any new building in accordance with details which shall have been submitted to and approved in writing by the Local Planning Authority.
Reason: To make provision for access to the site by sustainable means of transport in
accordance with Policy G11 of the adopted South Oxfordshire Local Plan.
That the means of access between the land and the highway be formed, laid out and constructed with 4.5metres by 160metres vision splays.
Reason: In the interests of highway safety and convenience in accordance with Policy G10
of the adopted South Oxfordshire Local Plan.
That the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience in accordance with Policy G10
of the adopted South Oxfordshire Local Plan.
That except as necessary for pedestrians and cyclists, the vehicle access to the south shall be permanently closed upon first use of the access hereby permitted. Within one month the kerb shall be reinstated and the verge and site boundary shall be landscaped in accordance with details submitted to and approved in writing by the Local Planning Authority.
Reason: In the interest of highway safety and convenience and protect land amenities in
accordance with Policies G9 and G10 of the adopted South Oxfordshire Local
Plan.
That the landscaping scheme shown on drawings 3438/SI04B and 3438/GA/04D shall be implemented within 12 months of the commencement of the development hereby permitted and thereafter maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with
Policy G9 of the adopted South Oxfordshire Local Plan.
