Erection of 23 no. dwellings, construction of estate road, sewers, garages and associated works. (As amended by letter from Agent dated 17th May 2002 and accompanying plans).
Conditions / Refusal Reasons
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To safeguard the character of the area in accordance with Policy G9 of the adopted
South Oxfordshire Local Plan.
That detailed specifications of the designs, materials and external finishes of all windows, external doors, eaves/fascias and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority before development commences.

That a scheme for the landscaping of the site to include the planting of live trees and shrubs, and details of all walls, railings, fences and ground surface treatments shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved during the first planting season following commencement of the development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with
Policy G9 of the adopted South Oxfordshire Local Plan.
That, concurrent with the proposed scheme of landscaping, a maintenance schedule and long term management plan for the soft landscaping works shall be submitted to and approved in writing by the Local Planning Authority. The schedule and plan shall be implemented as approved.

That the parking provision shall be as shown on the deposited drawing, reference 2-201 Rev B all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect
local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local
Plan.
That the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior permission of the Local Planning Authority.
