Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roofs of the buildings. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and C2 of the adopted South Oxfordshire Local Plan.

That the existing trees on the site shall be protected during the course of the demolition and redevelopment in accordance with a scheme which shall first have been submitted and approved in writing by the Local Planning Authority before any demolition or other development commences. Reason: To protect trees that are considered to be of considerable amenity importance in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained. Reason: To help assimilate the development into the landscape in accordance with Policy G9 of the adopted South Oxfordshire Local Plan.

That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help assimilate the development into the landscape in accordance with Policy G9 of the adopted South Oxfordshire Local Plan.

That the new accommodation hereby permitted shall only be occupied and used as specified in the application as boarding houses in connection with the Oratory School. Reason: Planning permission has been granted to meet the specific needs of The Oratory School and the use of the building for any other form of residential accommodation would be contrary to Policy H6 of the adopted South Oxfordshire Local Plan.
