Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the building. Reason: To ensure that the details of the development are satisfactory and to comply with policies G8 and C11 of the Council's adopted South Oxfordshire Local Plan

That the development shall not commence until there has been submitted to and approved in writing a scheme for the parking of 3 cars and the barn shall not be occupied until the parking has been laid out in accordance with the approved drawing. Reason: To ensure that there is adequate parking provision in accordance with Policy G10 of the Council's adopted South Oxfordshire Local Plan

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Class A, B & C of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities in accordance with Policy G1 of the Council's adopted South Oxfordshire Local Plan

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Fern Cottage as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and would conflict with policies G1 and C11 of the Council's adopted South Oxfordshire Local Plan
