Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To safeguard the character of the area in accordance with policies C2, CON6 and H12
of the South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
policies C2, CON6 and H12 of the South Oxfordshire Local Plan.
That the brickwork to be used in the extension shall be laid in a Flemish bond.
Reason: To safeguard the character and appearance of the historic structure in accordance with
policies CON6 and H12 of the South Oxfordshire Local Plan.

That a scheme for the replacement of trees shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works on the site and the planting shall becarried out in the first planting season after the first use of the garage/workshop accommodation. If any tree dies or is seriously damaged within five years of planting then an replacement shall be planted within the next planting season.
Reason: To safeguard the character of the area in accordance with Policies G1, G16 and CON7
of the South Oxfordshire Local Plan.
