Description
Demolition of 6 Dwellings and the erection of 13 dwellings and associated car parking. (As amended by Drawing No. 688/SL01a accompanying Agent's letter dated 8 January 2003 and as amended by Drawing Nos. 688/SL02C, 10C, 12C, 13C, 14C, 15C, 16A and by additional Drawing No. 17 accompanying Agent's letter dated 2 February 2003).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. The retained trees shall be protected whilst development operations are in progress in accordance with advice given in BS 5837 'Trees in relation to Construction'.
Reason: To help assimilate the development into its surroundings in
accordance with Policy G9 of the adopted South Oxfordshire
Local Plan.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the provision of boundary fencing and screen walling, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in
accordance with Policy G9 of the adopted South Oxfordshire
Local Plan.
That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the buildings.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policy G8 of the adopted South Oxfordshire
Local Plan.
That the parking provision shall be as shown on the deposited drawing, reference 688/SL02C all constructed, surfaced and laid out, retained and maintained.
Reason: In the interests of highway safety and convenience in accordance with
Policy G11 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience in accordance with
Policy G10 of the adopted South Oxfordshire Local Plan.
That the existing access shall be closed and the highway and kerb line, footway and verge shall be reinstated.
Reason: In the interests of highway safety and convenience in accordance with
Policy G10 of the adopted South Oxfordshire Local Plan.
That details of surface water drainage works and foul drainage for the development shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development.
Reason: In the interests of public health and to avoid pollution in accordance
with Policy G17 of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 and Part 1 of Schedule 2 to the Town and Country Planning Act 1995 (or any order revoking or re-enacting that Order) no additional extensions to the dwellings shall be constructed and no structures shall be erected within the curtilages without the prior grant of planning permission from the Local Planning Authority.
Reason: To protect local amenities in accordance with Policy G8 of the adopted
South Oxfordshire Local Plan.
That the first floor (side) landing windows shall be obscure glazed and shall be so retained.
Reason: To prevent overlooking to adjacent properties in accordance with
Policy H11 of the adopted South Oxfordshire Local Plan.
