That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the adopted South Oxfordshire Local Plan

That three parking spaces shall be retained and maintained on the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect the local amenities.
