That the proposal would be contrary to policies G1, EN1, EN4 and EN8 of the Oxfordshire Structure Plan, policies G1, C3, H5, CON 8 and CON 15 of the adopted South Oxfordshire Local Plan and Government guidance set out in PPG 15 - Planning and the Historic Environment. The site occupies a highly sensitive location within the Stanton St John Conservation Area which affords open views through to the countryside beyond the village. The proposal to erect a new dwelling and garage would appear out of keeping with surrounding development, result in the loss of an important open gap in the street scene and close views through the site. In this way the proposal would neither preserve nor enhance the character and appearance of the Stanton St John Conservation Area and detract from the attractive character of this part of Middle Way.
