That the proposal would be contrary to policy H12 of the adopted South Oxfordshire Local Plan and advice set out in the South Oxfordshire Design Guide. Having regard to the siting of the property relative to its neighbour, number 3 Lower Road and the size and height of the proposed extension, it is considered that the proposal would appear unacceptably overbearing in the outlook from number 3 and would detract from the residential amenities enjoyed by the occupiers of that property.
