Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That a sample stone panel of the wall be erected on site and approved in writing by the Local Planning Authority prior to the erection of any part of the wall. Reason: To ensure that the details of the development are satisfactory in accordance with Policy GB3 of the Council's adopted South Oxfordshire Local Plan.

That the existing hedge along the whole of the western/southern boundary of the land shall be retained and properly maintained at a height of not less than 2 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policy GB3 of the Council's adopted South Oxfordshire Local Plan.

That a detailed scheme of all surface water drainage works for the cemetery, access road and parking area shall be submitted to and approved by the Local Planning Authority in writing before any development commences. Reason: In the interests of public health in accordance with Policy G17 of the Council's adopted South Oxfordshire Local Plan.
