Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy H12 of the adopted South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON10 of the adopted South Oxfordshire Local Plan.
That the brickwork to be used in the external walls of the garage shall be laid in Flemish Bond.
Reason: To safeguard the character and appearance of the Long Wittenham Conservation
Area in accordance with Policy CON10 of the adopted South Oxfordshire Local
Plan.
That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. The scheme shall include a detailed specification for the construction of the footings of the garage and the alterations for the driveway.
Reason: To safeguard trees which are visually important in accordance with Policies C18
and CON10 of the adopted South Oxfordshire Local Plan.
