That, having regard to its scale/size, form, bulk, design and location in relation to Ferry Cottage, a Grade II listed building, the proposed dwellinghouse would detract from the setting of this listed building contrary to Policy Con 7 of the South Oxfordshire Local Plan.
That the proposed dwelling would result in a cramped form of development which would be harmful to the character and visual amenity of the area which lies within the North Wessex Downs Area of Outstanding Natural Beauty and, given its size, bulk and proximity to the boundary and location on relatively high ground the dwelling would also be detrimental to the residential amenities of occupants of Ferry Cottage by reason of being oppressive contrary to Policies G8 and C2 of the South Oxfordshire Local Plan.
