That having regard to the form, scale, design and location of the proposed two-storey rear extension, the proposal represents an unacceptable form of development that would dominate and overwhelm the existing building. The proposal would detract from the simple character of the existing building which would be detrimental to the historic character, appearance and setting of the listed farmhouse and would detract from the visual amenity of this part of the Chilterns Area of Outstanding Natural Beauty. As such the proposal would be contrary to Policies G1, C2, CON6, CON7 and H12 of the adopted South Oxfordshire Local Plan.
