That having regard to the form, scale, design and location of the proposed two-storey extension, the proposal represents unacceptable works which would dominate and overwhelm the existing building. The works would detract from the simple character of the existing building which would be detrimental to the historic character, appearance and setting of the listed farmhouse. As such the proposal would be contrary to Policies G1, CON6 and CON7 of the adopted South Oxfordshire Local Plan.
