That having regard to their size and bulk, particularly in relation to the restricted depth of the site, the erection of a pair of semi-detached two-storey dwellings would result in a cramped form of development which would detract from the character and appearance of the locality and would be detrimental to the amenity of neighbours on account of the loss of privacy it would cause to properties fronting Wilson Avenue. Furthermore the proposal would fail to provide an adequate standard of amenity for future residents on the grounds of the inadequate provision of amenity space. As such the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G8, H4 and H11.
