That samples of the materials to be used for the roof of the garage hereby permitted shall be submitted to and approved in writing by the Local Planning Authority within 2 months of the date of this permission. Thereafter the materials used shall not be other than those approved. Reason: To ensure that the details of the development are satisfactory in accordance with policy C2 of the South Oxfordshire Local Plan.

That the exterior walls of the garage shall be finished with black stained timber boards. Reason: To ensure that the details of the development are satisfactory in accordance with policy C2 of the South Oxfordshire Local Plan.

That the garage accommodation shall be retained as such and shall not be adapted for living purposes or used as habitable accommodation unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To prevent the conversion of the building to living accommodation which would be inappropriate in this location in accordance with policy H6 of the South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no additional windows, doors or rooflights shall be constructed in the building other than those expressly authorised by this permission. Reason: To ensure that the details of the development are satisfactory in accordance with policy C2 of the South Oxfordshire Local Plan.
