Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the roof shall be covered with plain clay tiles a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON7 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That the walls of the new garage building shall be stained black and so retained and maintained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON7 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That the detached building hereby approved shall be used for garaging and storage only and shall not be used for living accommodation without the prior grant of planning permission from the Local Planning Authority. Reason: To secure the proper planning of the locality in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON7 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That all those driveway/access works specified in conditions 1 to 6 of planning permission P01/N0163/RET shall be undertaken within 6 months from the date of this permission. Reason: To safeguard the character of the Stanton-St-John Conservation Area and the setting of the listed building in accordance with Policies CON7 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health in accordance with Policy G17 of the Council's adopted South Oxfordshire Local Plan.
