Description
Erection of two storey extension on existing two storey cottage. Demolition of existing single storey extension. Erection of 2 car garage and new driveway. (As amended by drawing nos. 0103 07P/A, 08P/A, 09P/A, 10P/A and 11P/A accompanying agent's letter dated 12 October 2001).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That prior to the commencement of the development hereby approved, a sample stone panel using a lime mortar mix shall be erected on the site and shall be approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.
That the weatherboarding shall be finished in accordance with details to be approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.
That a specification for the new thatched roof, to include the use of wheat straw and a plain flush ridge finish, shall be submitted to and approved by the Local Planning Authority prior to the commencement of the development hereby approved.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.
That all rainwater goods shall be constructed of cast iron.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.
That a sample of the tiles to be used for the garage roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.
That a sample of the brick to be used for the new chimney breast shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON 6 of the Council's adopted South Oxfordshire Local Plan.
That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience in accordance with Policy G10
of the Council's adopted South Oxfordshire Local Plan.
That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area in accordance with Policy G9 of the
Council's adopted South Oxfordshire Local Plan.
