That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

Details of gates shall be submitted to and agreed in writing with the Local Planning Authority prior to their installation.

Reason: To safeguard the character and appearance of the Stanton-St-John Conservation 
             Area in accordance with Policy CON15 of the Council's adopted South Oxfordshire
             Local Plan.

That a detailed specification for works to the chimneys and for reinstatement of the fireplaces shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development.

Reason: To safeguard the architectural and historic character and appearance of the listed 
              building and the amenity of the Stanton St John Conservation Area in accordance 
              with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.

That a detailed specification for the dormers and leaded windows shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development.

             with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.

That a sample stone panel of the walls to be used for the construction of the extension on the north elevation shall be erected on site and shall be agreed in writing with the Local Planning Authority prior to commencement of the development hereby permitted.

Reason: To safeguard the architectural and historic character and appearance of the listed 
             building and the amenity of the Stanton St John Conservation Area in accordance 
             with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.
