Description
Erection of 16 social housing units with new vehicular access (as amended by drawings and letter from agent dated 23 November 2000, by certificate and letter from agent dated 4 December 2000 and by drawings accompanying letters from agent dated 19 January 2001 and 12 February 2001).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G8 of the adopted South Oxfordshire Local Plan.
That detailed specifications of the designs, materials and external finishes of all windows, external doors, eaves/fascias and rainwater goods have been submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the character of the area in accordance with Policy G8 of the Council's
adopted South Oxfordshire Local Plan.
That detailed designs of the garden sheds shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To safeguard the character of the area in accordance with Policy G8 of the Council's
adopted South Oxfordshire Local Plan.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with
Policy G9 of the adopted South Oxfordshire Local Plan.
That the parking provision shall be as shown on the deposited drawing, reference
1120/P/05 Rev H all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect
local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local
Plan.
That prior to the commencement of its use the means of access to which this permission relates shall be formed, laid out and constructed strictly in accordance with the Oxfordshire County Council's specification for the construction of estate streets and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the
adopted South Oxfordshire Local Plan.
That work be not commenced on the erection of any dwellings until the carriageways only serving the whole of that portion of the development under construction, have been laid out and constructed to the above mentioned specification, save for wearing course and kerbing.
Reason: In the interests of highway safety, to provide protection of the subgrade and to ensure
adequate clear running surfaces which will protect adjoining public highways from
droppings of spoil, mud, etc in accordance with Policy G10 of the adopted South
Oxfordshire Local Plan.
That no dwelling shall be occupied until the whole of the roads and footpaths shown on the layout plan accompanying the application, and all surface water drainage works, have been laid out and constructed in accordance with the Oxfordshire County Council Design Guide for Residential Roads and the specification for the construction of works for housing development.
Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the
adopted South Oxfordshire Local Plan.
That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing.
Reason: In the interests of public health in accordance with Policy G17 of the adopted South
Oxfordshire Local Plan.
That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of public health and to avoid pollution in accordance with Policy G6 of
the adopted South Oxfordshire Local Plan.
