Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the existing hedge on the north-eastern boundary of the site shall be retained and maintained at a height of not less than 2 metres.

Reason: To safeguard the landscape of the Chilterns Area of Outstanding Natural Beauty in 
             accordance with Policies C2 and H17 of the adopted South Oxfordshire Local Plan.
