Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That, within three months of the date of this permission details of a hedge to be planted along the field boundary of the land shall be submitted to and approved in writing by the Local Planning Authority. The approved planting scheme shall be carried out in the first planting season following the date of this permission. Any plants which, within a three year period from planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any deviation. Reason: To help to assimilate the development into its surroundings.

Notwithstanding the provisions of the Town & Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification) none of the development described in Class E of Part 1, and Class A of Part 2 of that Order shall be carried out unless permission has first been obtained from the Local Planning Authority. Reason: To protect local amenities.
