Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the works are commenced. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the West Hagbourne Conservation Area.

That works shall not begin until a detailed specification of the type, design and external finish of all windows, external doors, rainwater goods and ventilation extracts has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the West Hagbourne Conservation Area.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the provision of boundary fencing, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed withing 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the West Hagbourne Conservation Area.

That before any work is undertaken in pursuance of this consent to demolish any part of the buildings, the applicant shall take such steps and carry out such works as shall, during the progress of the works permitted by this consent, secure the safety and stability of that part of the buildings which is to be retained. Reason: To secure the safety and protection of the listed building.

That the Willow tree to the north of parking bay 3 shall be protected to the satisfaction of the Local Planning Authority whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character and appearance of the West Hagbourne Conservation Area.
