Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That details and samples of all materials to be used for new buildings and freestanding walls shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G8 of the South Oxfordshire Local Plan.
That samples of the materials to be used for the roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy G8 of the South Oxfordshire Local Plan.
That detailed specifications of the designs, materials and external finishes of all external doors, windows, rooflights and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority before development commences.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no extensions or alterations to the external appearance of the buildings shall be carried out without a further planning permission.
Reason: To safeguard the character of the buildings, the amenity of the area and the privacy
of adjacent residential properties in accordance with Policy H12 of the South
Oxfordshire Local Plan.
That the parking provision shall be as shown on the deposited drawing, reference 1416-003E all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to
protect local amenities in accordance with Policy G11 of the South Oxfordshire
Local Plan.
That the existing access shown to be closed shall be closed and the grass verge shall be reinstated before first occupation of the dwelling hereby permitted.
Reason: In the interests of highway safety and convenience and to protect local amenities in
accordance with Policy G10 of the South Oxfordshire Local Plan.
