That, having regard to its prominent location, the proposed extension would represent an intrusive development which would adversely effect the open character and appearance of the area and would be detrimental to the open plan layout of this part of the estate. In addition, having regard to its size and siting, the proposed extension would have an unneighbourly impact upon adjacent properties on account of its overbearing and oppressive appearance. As such the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies H11 and H12.
