That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
The gates and fence shall be stained dark green and thereafter retained as such.
Reason: To ensure that the details of the development are satisfactory.
The fence shall be erected behind the existing hedge which shall be protected whilst development operations are in progress and thereafter retained.
Reason: To safeguard the character of the area.
In the event of any of the hedge dying or being seriously damaged or destroyed, within 3 years of the completion of the development, a replacement of the same species shall be planted and properly maintained and retained.
